No joining fees
It is absolutely free to become
a member of Pinnacle Property Association.
There are no joining fees or monthly subscriptions to pay.
How do we earn our fees
- We earn our fees when you decide to purchase one of the
opportunities we present.
- These fees vary depending on the opportunity; however they
will be clearly stated at the outset. Generally they are between
1.5% and 2% +vat of the gross sale price.
- Our fees are paid when you exchange contracts on a property
although they will need to be lodged with our solicitors within
seven days of making a reservation.
- We also earn fees from Mortgage Brokers who we recommend
to our clients for arranging mortgages.
- The arrangement fee is only payable upon exchange of contracts
and will be returned in full if you decide to withdraw prior
to exchange.
- We also offer a search and negotiation service. The details
of which are explained below under retained service.
Overall costs
In addition to the finders fees
you will also be responsible for paying the usual purchase cost,
stamp duty, legal fees and mortgage fee if applicable
Retained services
You may have specific requirements
for your property search i.e. locations, purchase of an entire
block of new units, purchases with long lead in times, the combinations
are endless.
If you require a dedicated search
we also offer a SEARCH AND NEGOTIATION package whereby we locate
an opportunity which suits your requirements and negotiate direct
with the developer on your behalf.
For this service there is a two stage fee
- STAGE ONE
To search an opportunity on your behalf for a period of 3
months there is an upfront retainer’s fee of £1000+vat
- STAGE TWO
Once we have successfully negotiated an opportunity direct
with a developer
and progressed the transaction through to exchange of contracts
a fee of 1.5 % + vat is payable on the gross sale price at
exchange of contracts
